Another big tenant heads to new tower being built north of downtown Dallas
A new high-rise building north of downtown Dallas has won another major tenant.
Harwood Tower No. 14 is being built on Harry Hines Boulevard near Victory Park. The 27-story office building, slated to open in 2023, is the latest project from developer Harwood International.
The real estate investment company S2 Capital has signed a lease for 25,000 square meters of office space on the 18th floor of the building. S2 Capital will be relocating from the Preston Center neighborhood in north Dallas.
“The move to the new Harwood No. 14 Tower is an exciting next step as we continue to expand our successful presence in our home market of D-FW, ”said Scott Everett, CEO of S2 Capital, in a statement. “We are excited about this step and are confident that Harwood’s newest facility will be a perfect fit for our growing company.”
S2 Capital has been in business since 2012 and has earned more than $ 4.5 billion in shared apartments of approximately 34,000 units.
This year the investor purchased nearly 5,000 homes in the Dallas-Fort Worth area, including the recently completed acquisition of more than 1,200 newly built rental units in northeast Dallas.
“As S2 continues to expand its platform, it was important to find the best location to attract and retain top talent,” said Bret Hefton of Jones Lang LaSalle in a statement. “The unique architecture, accessible amenities and location of Harwood 14 will prove a successful solution for S2 as the company continues to develop its industry-leading investment platform.”
Hefton negotiated the lease with Kelly Whaley and Hannah Mesh of Harwood International.
Haynes and Boone law firm will be the anchor tenant of the tower, which is part of Harwood International’s 19-block mixed-use neighborhood between Uptown and Victory Park.
The 360,000 square foot office building was designed by Tokyo-based architects Kengo Kuma and Associates, Dallas’ Corgan and Harwood International’s HDF. The building is one of the largest office developments in the Dallas area to start during the COVID-19 pandemic.
Harwood No. 14 will include a two-story lobby, fitness center, multi-purpose center that can be used for conferences, nine parking levels and approximately 12,000 square feet of restaurants on the ground floor. The tower will have outdoor terraces and balconies with views of the neighborhood and the city center.
Haynes and Boone will rent the 125,000-square-foot building and move in late 2023.
