Arlington medical group buys office tower near Interstate 20

Arlington Orthopedic Associates purchased the 73,859-square-foot, five-story Highlands Tower office building on 701 Highlander Blvd. in the south of Arlington. The building was sold by a subsidiary of SkyWalker Property. The seller has invested more than $ 2 million in renovating the 1980s office building over the past five years. The Highlands Tower is located next to the Baylor Scott & White Orthopedic & Spine Hospital. The building is 66% let to tenants including PNC Bank, Keller Williams and H3 Texas LLC. Big Sky Medical’s Jason Signor negotiated the transaction.

Radius Turtle Creek, a 165-unit apartment complex at 3604 Cedar Springs Road in Dallas, was sold to investor Colgate McCallum. The rental community was sold by owners McCann Realty Partners and Carlyle in a transaction arranged by Institutional Property Advisors. Completed in 2001, Radius Turtle Creek was renovated in 2020. Drew Kile, Joey Tumminello, Michael Ware, Taylor Hill, Grant Raymond and Will Balthrope with Institutional Property Advisors completed the sale. The same team just sold the 178-unit Sawyer West Village uptown apartments on McKinney Avenue that were purchased by Weidner Apartment Homes.

Joga LLC, a Houston-based grocery and grocery retailer, has acquired an 82,250-square-foot building at 745 West Hurst Blvd. in Hurst to expand its operations in North Texas. Don Plunk of Emory Associates LLC brokered the sale with Anastacio Sanchez of the Houston-based SIS Group.

An investor bought Edge at Rockbrook, a 10-unit apartment located on 2690 Rockbrook Drive in Lewisville. Joey Murry, Jonathan Ochstein, Matt Aslan, Nick Fluellen and Bard Hoover from Marcus & Millichap brokered the sale.

A subsidiary of Livingston Street Capital purchased Atlas Point, Prestonwood, an apartment building community of 183 active adult units at 3033 E. Hebron Pkwy. in Carrollton. The purchase brings Livingston’s total investment in the Dallas Fort Worth market to $ 150 million in six months. Livingston previously acquired three other properties in the Dallas-Fort Worth market.

LFP Properties Inc. acquired the 15,365 square meter Glenview Professional building on 4109 City Point Drive in North Richland Hills. Erik Blais of Bradford Commercial Real Estate Services brokered the sale with Phillip Maxwell of Glacier Commercial Realty LP.

Rental agreements

The Sika Group has leased an industrial space of 249,093 square meters at 2075 Midway Road in Lewisville. Adam Graham, Mark Graybill and Johnny Anderson of DFW Lee & Associates negotiated the lease.

Alacrity Solutions Group LLC has sublet 23,616 square feet of commercial space at 1010 E. Arapaho Road in Richardson. Chris Mathis and John Beach from Newmark negotiated the lease with Jones Lang LaSalle.

One World, a full-service shutters and blinds company, leased 23,080 square feet of commercial space at 1461 S. Belt Line Road in Coppell. Ben Crancer, Sean Smith and Brendan Zrowka from Whitebox Real Estate negotiated the lease with Tom Kuhlmann from Lincoln Property Co.

Animal Supply Co. rented 17,025 square feet of industrial space at 2403 E. Interstate 30 in Grand Prairie. Joe Fabian, Sara Fredericks and John Wolf of Newmark Knight Frank negotiated the lease with Lincoln Property Co.

KBS Enterprises rented 12,959 square feet of retail space at 307 Ferris Avenue in Waxahachie. Tom Heraty from NAI Robert Lynn negotiated the lease.

Amory Construction rented 12,104 square feet of industrial space at 2515 Tarpley Road in Carrollton. Johnny Anderson, Mark Graybill and Adam Graham of Lee & Associates Dallas-Fort Worth negotiated the lease.

Bridge Tower rented 11,129 square feet of office space in Lincoln Center on Dallas North Tollway and LBJ Freeway. Matt Schendle, Clint Madison and Zach Bean from Cushman & Wakefield represented landlord Nuveen Real Estate in the lease negotiations.

Lone Star Aerospace Inc. rented 10,796 square feet of commercial space in the Addison Com Center on 16650 Westgrove Drive in Addison. Chris Mathis and Jack Brewer from Newmark negotiated the lease with Younger Partners.

Nobis Rehabilitation Partners LLC added 4,084 square feet of office space for a total of 7,775 square feet on 450 Century Parkway in Allen. Jared Laake and Richmond Collinsworth of Bradford Commercial Real Estate Services negotiated the lease with David Rudd of Avison Young.

Fish N ‘Tails Oyster Bar, a local seafood restaurant and oyster bar, rented 4,000 square feet of retail space in Dalrock Crossing, a shopping mall on 6310 Dalrock Road at the intersection with Lakeview Parkway in Rowlett. Weitzman’s David Zoller and Corbin Tanenbaum negotiated with Kyle Hardesty of Hardesty Realty Group.
