Deep Ellum office and retail tower opens east of downtown Dallas

A Deep Ellum office tower will be the first such project to open near downtown Dallas this year.

The 16-story office and retail tower called The Stack is east of downtown on Commerce Street.

It is a project by Houston-based developer Hines and Dallas’ Westdale Real Estate Investment Management. The Canadian Ivanhoe Cambridge Inc. is an investor in the skyscraper, which has been under construction for almost two years.

The pandemic did not slow the project down, said Hines director Corbin Eckel.

“COVID has put some projects on hold,” said Eckel. “We were fortunate enough not to have to postpone our construction schedule due to supply chain issues or work closures due to COVID.

“As tenants begin to explore their available options, we like what we see in terms of competitive buildings,” he said. “There aren’t many options for tenants looking for a whole new office environment.”

Other downtown office buildings in the Uptown neighborhood won’t open their doors until later this year.

The Stack has already signed its first lease. Developer Hines is moving its regional office in Dallas from Chase Tower on Ross Avenue to 11,000 square meters in the new building. Hines has been in the Chase Tower for more than a decade.

“It is a natural move for us to move to The Stack and join the collection of amazing companies that call Deep Ellum home,” said Hines CEO Ben Brewer in a statement.

There are still around 190,000 square feet of office space to rent in The Stack. The building has 15,000 square meters of retail space in the basement and a multi-storey car park with 640 parking spaces.

The tower was designed by Dallas architect 5G Studio Collaborative with an outdoor terrace for tenants on the 10th floor. There’s also a fitness center, coffee and cocktail lounge, and private balconies.

“We got positive feedback from the people we had through the project,” said Eckel. “It was pretty slow in 2020 – not surprising.

“As soon as spring rolled in, we noticed an increase in activity. We are pleased that we have a building available for tenants who are looking for high-quality space. “
