Hall Group Begins Work on a $7B Reimagining of Frisco’s Hall Park » Dallas Innovates

Hall Park in Frisco is quite an attraction. The 162-acre office park features the renowned Texas Sculpture Garden, tree-lined water features and fountains, an art café, five kilometers of walking and jogging trails, as well as an event space and an amphitheater – all directly across from The Star, Dallas headquarters for the cowboys.

Now imagine what $ 7 billion could do with it.

Dallas-based developer Park Group has embarked on a $ 7 billion redevelopment of Hall Park, reports the Dallas Morning News, with plans to expand Frisco’s largest workforce location – which employs over 10,000 people – by more than 9 million Use square feet of mixed supplements.

“We started working on it around 2017,” said Craig Hall, founder and chairman of the Park Group, the DMN. “We came to the conclusion that office parks go the same way as shopping malls.”

“Office parks are not the right place for the needs of the future over time,” added Hall. “We spent a lot of time, effort, energy and money redesigning Hall Park and improving our game to make sure we thought of everything to make it mixed and walkable.”

Phase 1 is a $ 500 million mixed-use development

The Hall Group has started building phase 1 of the renovation. The initial $ 500 million mixed-use project is across Warren Parkway from the Cowboys’ Star development, reports the DMN, replacing two office buildings that were demolished to clear the way.

New office tower, boutique hotel, residential building, food hall – and a park

Included in the Hall Park development: a 16-story office tower, a 19-story apartment building, a 154-room boutique hotel and a large food hall. All new buildings will have a view of a new community park which is part of the project.

Design changes address a changed world after COVID

When the Hall group first made plans for the project, it was before the pandemic. Since then, the whole world has changed – especially the way people think about the office and how they want to work and live now.

So, to some extent, the company’s design teams went back to the drawing board and made changes to make the new buildings more healthy and open.

“We believe that future tenants will be much more oriented in this direction,” Hall told DMN. “We build two balconies for each office floor to go outside.”

“We also have two large decks on the convenience level that overlook the park,” he added. “We have enlarged the balconies in the house.”

Hall informed the DMN that the apartment tower will provide tenants with workspaces and meeting rooms, creating a hybrid WFM situation right under their own roof.

A $ 114 million performing arts center is also in the works

The city of Frisco – along with its school district and large private donors – plans to build a $ 114 million performing arts center next to the new park, the DMN adds.

The development was designed by Dallas’ HKS, Merriman Anderson Architects, WDG Architecture and OJB Landscape Architecture, reports the DMN, with Andres Construction and Austin Commercial serving as general contractors for the project.
