Head east to find this year’s best-selling Dallas-Fort Worth home communities

The three best-selling new residential communities in North Texas are all east of Dallas, a new survey shows.

Maryland-based RCLCO Real Estate Consulting evaluates the 50 best-selling new build projects in the country each year. Six residential communities planned by Dallas-Fort Worth as a master plan made it into the ranking in mid-2021. And the first three were all in fast-growing areas east of Dallas.

The WoodCreek community in Fate, Magnolia Point in Royse City and Wildcat Ranch in Crandall were new home sales leaders in the first half of the year.

None of the leading D-FW home sales communities ranked in the top 10 nationally or even in the top 20 in the RCLCO report.

New residential communities in Florida, Nevada, and the Houston area were among the top-selling this year.

“Home sales in the country’s top 50 (new shared apartments) exceeded expectations in the first half of 2021 at a pace that shows the potential for year-end growth of 12% compared to 2020,” the report said. “This increase in new sales among the top 50 is 20% above the sales in the last half-year report and comes despite a shortage in the new home stock and a lower supply of components that are required for the construction of new homes.

“Seventy-five percent of sales within the top 50 were in Florida, Texas, or Nevada,” said the analysts. “Florida was the highest ranked state in terms of total revenue at 34%, followed by Texas at 30%.”

RCLCO has been tracking the country’s best-selling shared apartments since 1994. The ranking is based on the total residential sales reported by each individual community

New home sales in North Texas boomed last year. House builders have tried to open new houses in the D-FW area.

In the 12 months to June, local builders started a record number of new homes – more than 40% more than last year, according to the latest figures from Dallas-based housing analyst Residential Strategies.

To find more affordable building sites, home builders have moved to new projects east of the D-FW area in Kaufman and Rockwall counties and south in Ellis County. Housing in the area continues to spread to Grayson County and parts of Denton County, with thousands of acres of land changing hands for housing this year.
