Huge skyscraper project north of downtown Dallas gets thumbs-up from city

Dallas City Council has approved plans for one of the largest downtown developments ever proposed.

Hunt Realty’s 11-acre Field Street project, which began last year, will include office, residential, and hotel towers, as well as retail space north of the Woodall Rodgers Freeway.

The planned high-rise buildings will be surrounded by a central park of 1.5 hectares. The mixed-use project could include buildings more than 80 stories high.

The tower complex was intended to replace the Northend Apartments built in 1997.

The local council unanimously decided on the development plan changes on Wednesday.

The developer agreed to plant larger trees and include more green space in the planned park and along streets in the project. And the approved plan will push buildings further back from Houston Street on the west side.

Colin Fitzgibbons, president of Hunt Realty Investments, said the zoning project could begin construction as early as the second half of 2022.

“What we’re aiming for here is a mix of uses – a dynamic mix of retail, shops, restaurants, hotels, office buildings, and of course, open space,” said Fitzgibbons. “We have a retail that is oriented towards the street, a retail that is oriented towards the park.”

Hunt Realty hired New York-based architecture firm Kohn Pederson Fox Associates to design the mixed-use development, which could cover more than 3 million square feet of built space.

Councilor Paul Ridley said there was strong support for the project. “This is a location just outside the central business district in downtown and uptown that is ideal for high-density development,” he said. “It is in the immediate vicinity of several transport alternatives.

“It is in an area of ​​uptown where there is intense development pressure for higher density development.”

Hunt Realty presents the ambitious project as a bridge between Downtown, Uptown and Victory Park.

“I think the hunt for a unique and exciting project for the future is over – this is the project,” said Councilor Carolyn King Arnold. “I was able to tick all the boxes not only for the location, but also for the habitability, the possibilities of the green area.”

Hunt Realty has owned the website for more than two decades.

Chris Kleinert, CEO of Hunt Investment Holdings, told the city council that his firm had turned down offers to sell the property on the northwestern edge of downtown.

“We wanted to hold the entire block because we knew that the day would come when the time would be ripe for a location that is so uniquely located with its size and size, to plan something bold, special and unique” said Kleinert.

He said the plans for the Field Street Hunt Realty project will “be a major economic driver, creating jobs and a larger tax base that will benefit all Dallas citizens.”

“This will be a legacy downtown project.”
