Massive development will add 11,000 homes in well-to-do Dallas suburb

Celina will be under construction for a while. Work on a 3,200 acre project is scheduled to begin later this year that will deliver more than 11,000 single-family homes and apartments in the fast-growing, affluent suburb of Dallas.

Centurion American Development Group, based in Farmers Branch, says the Legacy Hills project will be built near Legacy Drive and Celina Parkway. If three people lived in each planned residence, it would add about 33,000 to Celina’s population – which alone would dwarf the city’s current population.

According to a press release, Rex Glendenning, CEO of Austin-based REX Real Estate, brokered the land acquisition for Centurion American and its founder Mehrdad Moayedi. Celina’s Mayor, Sean Terry, is Vice President of Centurion American, according to his LinkedIn profile.

“We plan to have Legacy Hills become the most sought-after address in Collin County,” Moayedi said in the press release. “With a range of on-site amenities, a first-class location and plenty of space, this development will be a real lifestyle experience for future residents.”

Legacy Hills highlights include:

  • 7,000 single-family homes.

  • 4,100 apartment buildings.

  • 100 hectares of commercial development.

  • 27 hectare sports park.

  • Two 12 hectare plots for future Celina ISD schools.

  • Two seven hectare fire and police stations.

  • Network of hiking trails with numerous amenities.

  • Seven leisure centers.

  • Championship golf course.

“There is seldom an opportunity to acquire a thousand-acre master-plan mixed-use development with over four miles of frontage along the Dallas North Tollway and just 20 minutes from Legacy Business Park,” says Glendenning.

The single family homes are being developed by seven construction companies: Ashton Woods, Beazer Homes, DR Horton, First Texas Homes, Lennar Homes, M / I Homes and Mattamy Homes.

Each subdivision will have a leisure center with a communal pool and playground.

By May 31, Celina had issued 1,352 housing permits this year, beating the much larger Frisco (1,283).

Forecasts show that the population of Celina will eventually reach 378,000. The city estimates the current population at 28,000. With just over 209,000 inhabitants, Frisco is about ten times larger than Celina.

In January, a ranking by data provider HomeSnacks showed that Celina jumped 11 places – from 14th to 3rd place – on the list of the richest cities in Texas. According to HomeSnacks, the median household income in Celina is $ 124,375.
