New Frisco office project developers are pitching a low-density campus
Developers working on a new Frisco office project are planning something different from the usual high-rise.
From the 11 acre construction site near the northwest corner of Dallas North Tollway and State Highway 121, you can see the office towers at nearby Legacy West and Hall Park.
Plans for the Frisco enclave include a campus of one and two story buildings that will be built along a wooded creek that runs along the north side of the site.
“It’s really secluded here, with water features wrapping around the property,” said Bob Buell, a director at Fults Commercial Real Estate who is marketing the project. “We want this to be a campus for a tenant coming to the area.”
Dallas architect Corgan created the site map for the project, with more than half a dozen buildings dotted around the site.
“The idea was to come up with a post-COVID plan – all of the things that keep people away from the 20-story towers,” said Buell. “We’ve designed 120,000 square feet of office space now, but you could probably get a little denser.
“We wanted to give people the space.”
The heavily forested stream and a lookout point over a small pond would be used for outdoor areas with pedestrian bridges, seating and playgrounds.
“We’re going to have jogging trails and hiking trails,” said Buell. “It’s a small enclave in the middle of the suburbs.”
Buell has given tours of the construction site, which is a block from SH 121 but was overlooked in the area’s development boom.
“It doesn’t feel like you’re in Frisco,” he said. “You feel like you’re in the country. “
