Rollingwood: Expert touts its downtown proximity and blooming nature

After working in the Austin real estate market for nearly three decades, Tera Dallas had a firm idea of where she wanted to live. After outgrowing her family home in Clarksville, the agent at Kuper Sotheby’s International Realty knew the location was high on her list.
“Rollingwood was perfect because we didn’t have to compromise on proximity to downtown, shopping, or Lady Bird Lake,” she says, “and we got a lot and more family space.”
Of course, it didn’t hurt that their new neighbors quickly proved to be extremely friendly and that the property also retained just enough privacy to be comfortable. Add the tree-lined streets, abundance of outdoor activities, and highly rated schools, and Dallas quickly knew she had found her new home.

Where can you eat and drink
Rollingwood is “like a bubble between downtown and West Lake Hills,” says Dallas, so it’s quick for dinner or happy hour. At the top of Dallas’ list The Grove Wine Bar & Kitchen for new American cuisine, Vary for modern Thai, Blue Dahlia Bistro for French-inspired cuisine and of course Maudies on Lake Austin Boulevard.
Where to play
“There is nothing like Rollingwood Park on a cool, windy day, “says Dallas. Zilker Park and Lady Bird Lake are also close by, with the Zilker Botanical Garden as the heart of the park.
Located on the western edge of the Zilker Park, Austin Nature and Science Center offers hands-on exhibits and fossil replicas for children and children at heart.
Where to live
“Rollingwood was a hidden gem for a long time, but it’s booming now,” says Dallas. It is imperative to have a secret arms broker who knows the area so well. With Austin thriving and property prices rising, having a realtor who can find the great opportunities is of the utmost importance.
Aside from the neighborhood’s incredible location – “You can get to Zilker Park, the city center, and everything central without having to take the freeway” – there is something for every type of buyer. You can buy, demolish and rebuild the house with just a view of the property, or you can exploit an architecturally significant property and renovate it while keeping its original charm.
“The houses here aren’t cookie cutters,” says Dallas. “When you drive down the street, every single house looks different from the other. You’ll find a mid-century Stenger home that is 2,200 to 2,800 square feet, or a newly built 7,000 square foot home in one acre. ”
With a background in construction, specializing in home design, and a virtually 1 mile list of preferred contractors, Dallas estimates they assist approximately 80 percent of their customers with post-purchase remodeling.
“I love helping my customers choose materials and then walking them through the remodeling process,” she says. “Often times a home is not ‘perfect’ for a customer, but I can help them see that with a few small tweaks, it could be exactly what they want in this precious neighborhood.”
