Victory Park’s tallest tower welcomes its first residents

Dallas’s newest high-rise apartment building has opened its doors, raising the bar for residents’ expectations in these luxury rental properties.

The 40-story Victor Tower is the tallest building in Victory Park, northwest of downtown. It’s a Hines project in Houston.

Construction work on the 344-unit rental community has been going on since 2018 and will only be fully completed on Labor Day. However, that did not stop the developer from welcoming the first tenants.

“We wanted to rent out prime time in the summer,” says David Freisner, Hines site manager for the project.

The first 60 residents have already moved in.

“We’re pre-published at 35%,” said facility manager Jon Chamberlain.

The Victor was designed by Munoz + Albin Architecture from Houston.

“This is our first tower in Dallas and we are very excited about it,” said founder Jorge Munoz. “We did a lot of projects for Hines.

“We have built several residential towers.”

Munoz designed the exterior of the tower with different textures on each side – a mosaic of glass, metal and cement. There are wide pedestrian and tenant lounge areas at street level.

“One of the guiding principles for us was the activation of the pedestrian experience,” he said. “We have created an arcade on all three sides of the building where the public can go.”

The parking garage, which extends east of the high-rise, is clad with limestone slabs, which makes it stand out from the residential tower. “It’s a box that defines itself with its own qualities,” said Munoz.

The interiors of the Victor were designed by Mayfield and Ragni Studio of Houston.

The first thing visitors and tenants see at the entrance are nine tall, thin sculptures by Irish artists Brenda Jamison and Mark Revels.

The rest of the lobby and lounge areas are peppered with original works of art.

“It’s a pretty big lobby and we wanted to create a gallery,” said Kelie Mayfield, director of the design office. “We wanted to improve the experience in the interior.”

In addition to the spacious tenant areas on the ground floor, there is an “amenity level” on the ninth floor with a fitness center, tenant lounges, a co-working area, a private dining room with kitchen and even a small amphitheater area for social gatherings and television.

Outside on the deck, there’s a resort-style pool with cabanas, BBQ and cooking areas, and seating with views of Victory Park and the downtown skyline.

Many of the apartments in the building have large balconies or patio areas with even more views over Uptown and the Trinity River.

“Our unit sizes go up to 540 square meters for the smallest and up to 2,700 square meters for the largest penthouse,” said Chamberlain. “That’ll go from about $ 2,000 a month to $ 17,500.”

With the completion of the Victor, Hines has already begun work on his next residential tower in Dallas – a 22-story apartment building to be built next to the Uptown Maple Terrace landmark.

Ben Brewer, senior managing director of Hines, said the developer was drawing lessons from Victor in building the new project.

“We’re going to be adding some things to Maple from here that have been a bigger success than we thought,” Brewer said. “The dog park will be more prominent in Maple.

“The pet owners are a big deal.”
