Dallas’ newest luxury high-rise offers off-the-beaten-path urban living
Builder Toll Brothers has a reputation for building luxury shared apartments.
So it makes sense that the client’s first Dallas skyscraper is not in a busy business district in uptown or downtown, but in an older neighborhood.
The 22-storey residential tower Aster opens its doors this week after more than two years of construction.
Located on Congress Avenue and off the main thoroughfares of the Oak Lawn area, the new residential building is surrounded by condominiums and townhouses.
“We think it’s different from what you see in Uptown,” said Tommy Rhodus, regional director of Toll Brothers Apartment Living. “Residents will likely work uptown or downtown, but when they come home in the evening and want to take their dogs for a walk, they’ll find it quieter and more homely.
“We worked from a design point of view to soften the ground floor with a tiny park, and our residential units along the street are kept in the townhouse style to go on a more neighborly scale.”
The rental high-rise with 270 residential units was designed by WDG Architecture with a facade made of red brick and tinted glass.
Visitors entering the Tower through the Congress Avenue entrance will find an intimate lobby lounge and small area to wait for rides. There isn’t a huge open space like there are in many of Dallas’s new residential towers.
“We’re trying to focus on quality and we’ve made this a little gem down here,” said Rhodus. “Many of our residents will be very demanding.
“You look at the other high-rise buildings in Dallas too, and they may be downsized by really nice, expensive houses,” he said. “We’re going to get people to move to Dallas from other places.”
Toll Brothers is opening the building for prospective tenant tours for the first time this weekend. The entire construction – mainly the remains on the upper floors – should be completed by the end of next month.
“We’re pretty close and we’re going to open it up and let people move in,” said Rhodus. “People will want to see the finished product.”

The apartments range from a 515 square meter studio to a huge two-level, four-bedroom penthouse measuring more than 3,700 square meters.
“Our average size is around 1,000 square meters,” said Aster manager Raichel Patrick. “The cheapest unit we still have is around $ 1,990.
“There was great interest in the studios.”
There are 10 two-story penthouses on the 21st floor. The largest rents for more than $ 18,000 per month.
On the fourth floor there is an outdoor pool, a small lawn for sunbathing and barbecue areas.
Also on this level you will find a two-story, fully equipped fitness center and a tenant lounge with seating, a play area, a bar and cooking facilities.
“On the weekends – Thursday through Saturday – we have a bar service up here with a bartender,” said Patrick.
Pennsylvania’s Toll Brothers, one of the largest single-family home builders in the country, has built high-rise apartment buildings on the east coast. But the Aster is their first tower in Texas.
The company’s housing division recently developed a 10 acre rental community in West Dallas.
And up in Frisco, Toll Brothers has completed a housing project and more are in the works.
“We bought the property next door in Frisco Square and we have a property under contract across the street, so there will be three phases,” said Rhodus. “We also have a location in Fort Worth and will be entering the Houston market next year.
“We have a number of properties that are under contract in the area.”
