Developer Crow Co. eyes new Plano high-rise project

The property developer Trammell Crow Co. is planning to build another office tower in Plano’s Legacy business park.

Early last year, the Dallas-based developer began construction of a 21-story, 327,000-square-foot office tower on Legacy Drive, which will be rented to pharmaceutical company Reata.

The building designed by Dallas architect HKS is due to open at the end of the year. By then, Crow Co. plans to start work on an even larger office tower next door.

Planning documents submitted to the state describe the building as a “25-story high-rise office building with 14 office levels on 10 platform levels and a ground floor for the main lobby, building services and additional parking spaces”.

The 420,000-square-foot skyscraper, also designed by HKS, would cost more than $ 85 million. Construction would begin in November and be completed by the end of 2023, according to state records.

The Legacy office tower building proposal is one of the best signs of recovery in the Dallas area office market.

After the outbreak of the COVID-19 pandemic, demand for offices in North Texas dried up, filling the market with millions of square feet of excess business space.

However, leasing agents say there has been a surge in interest in office space in the area recently, particularly from companies outside of the state looking to relocate to Dallas-Fort Worth.

Crows Legacy Tower would be the largest new office contract at the plants in the northern Dallas suburbs. The tower site is across from the $ 3 billion mixed-use Legacy West facility.

Crow Co. has a track record of office development in the legacy space. The developer built the 13-story Legacy Tower in 2015. Crow Co. and partner Principal Financial sold the building to a foreign investor in 2016.
