Developers get funding for new Deep Ellum apartment community
A residential building on the way in the Deep Ellum neighborhood of Dallas will bring 190 new homes to the neighborhood.
The eight-story building, named The Willow, is planned on Commerce and Willow Streets on the eastern edge of Deep Ellum. The rental community website is located next to the Santa Fe Trail.
The Capital Markets division of commercial real estate company JLL funded the project, which was designed by Dallas-based Omniplan Architects.
The apartment building will include live work units on the ground floor, an elevated swimming pool with views of the city center, a sky lounge on the roof, an indoor / outdoor co-working space, a fitness center, a bicycle repair shop and a coffee bar.
“We are excited about the post-COVID dynamic that is taking place in the retail, office and apartment building sectors in Deep Ellum and look forward to long-term contributions to the neighborhood,” said Carl Anderson, director of developer Larkspur Capital Partners, said in a statement .
The project is being built in one of Dallas’s Opportunity Zones which offers more favorable tax treatment. It is just a few blocks from the huge Baylor Scott & White medical complex.
The apartment building lot is adjacent to a rapid transit line in the Dallas Area. The builders have agreed with the traffic authorities to lease unused land for a park. Shane Garthoff from Garthoff Design is the landscape architect for the parking area.
Clint Coe, Will Mogk and Greg Toro of JLL Capital Markets arranged the financing for the development.
Larkspur Capital Partners has a track record of building townhouses and apartments in East Dallas and Oak Cliff.
